If you are a duty holder, you are legally required to manage asbestos risks in line with the Control of Asbestos Regulations (CAR) 2012.

Effective asbestos management is essential to protect building occupants, the wider environment, and your organisation from potential exposure risks.

Any building constructed before 2000 may contain asbestos. For this reason, asbestos surveys are legally required for non-domestic buildings, as well as prior to any refurbishment or intrusive works.

Asbestos Bulk Sampling

Asbestos Condition Inspections (Re-Inspections)

An asbestos re-inspection survey allows duty holders to monitor the condition of previously identified asbestos-containing materials (ACMs) and maintain ongoing compliance.

Over time, ACMs can deteriorate or become damaged, increasing the risk to health. Regular inspections ensure materials remain in a safe condition and that control measures are still effective.

Asbestos Management Surveys

An Asbestos Management Survey is a legal requirement for duty holders managing non-domestic premises.

The purpose of this survey is to identify and assess ACMs that could be disturbed during normal day-to-day use, including routine maintenance or general occupancy.

Typically includes areas such as:

  • Light fittings

  • Loft spaces

  • Suspended ceilings

  • Accessible service areas

 

These surveys are non-destructive, involving minimal disturbance, and are designed to assess materials in accessible areas.

When Is a Different Survey Required?

While a Management Survey is suitable for routine use and light maintenance, more intrusive works require a different approach.

 

A Refurbishment or Demolition Survey is required when:

  • Refurbishment works are planned

  • Structural alterations are taking place

  • Intrusive maintenance is required

Asbestos Refurbishment Surveys

A Pre-Refurbishment Asbestos Survey is essential before any refurbishment or demolition work begins.

This survey uses intrusive inspection methods to identify all ACMs, including those hidden within the building structure.

The aim is to ensure asbestos is identified and managed or removed safely before works commence.

Your report will include:

  • Location of all identified ACMs

  • Condition and risk assessment

  • Materials requiring removal or treatment

  • Clear recommendations and next steps

This ensures works can proceed safely, compliantly, and without unexpected delays.
